It’s that time of year again…

It’s awards season! Amidst all the Oscar and Golden Globes hype, we here at On-Site are preparing for our own little awards ceremony: the second annual OOLALAs. The On-Site Online Leasing And Leadership Awards recognizes our partners who super-charge their success by using On-Site products and services in exemplary ways. The OOLALAs are our way of saying thanks for being an amazing customer.

The OOLALAs will be handed out during our User Retreat, taking place January 24 – 26 in Palm Springs. In the lead up to the 2017 awards, we checked-in with 2016’s OOLALA winners to catch up on their evolving use of On-Site solutions and glean a few product usage tips from the pros. Their insights will be posted here on the blog, so check back often over the next month.


 

This week we hear from Jennifer Stanton, Director of Marketing at Capstone Real Estate Investments. Jennifer won the Speed Leaser award for dramatically reducing the time between initial contact date and lease-sign date.

Here’s what she had to say about success with On-Site, post-OOLALA:

Continued growth in 2016

After implementing On-Site, Capstone’s pre-leases improved 20%. And since winning Speed Leaser, Jennifer says the company’s pre-lease percentage points kept growing. She attributes the growth to Capstone’s strong lease-ups last year and positive reputation in the market.

The pre-lease push parallels the firm’s overall growth throughout the South. It added 619 beds in 2016, with two assets undergoing renovation. One of those assets, High Point (located within walking distance to Florida State University), will be completely renovated by August 2017.

Actionable data at your fingertips

As a Speed Leaser, Jennifer excels at converting leads to leases. When asked how she’s improved conversions even more in 2016, she cites On-Site’s dashboard as an important tool. The leasing teams’ customized On-Site dashboards include widgets that focus on follow-up, traffic and pending applications. Her employees now have easy access to actionable data, which helps boost efficiency at Capstone’s communities.

“In fact,” Jennifer adds, “Capstone’s communities are on average seven new leases ahead of last year, thanks to the new dashboard features.”

Training and Reporting (aka, the keys to conversion)

For all of the aspiring Speed Leasers out there, Jennifer recommends focusing on the fundamentals. Specifically, the two most important areas of focus are training and reporting. Training helps unify a company’s leasing teams as it provides clear and common goals (something that’s particularly crucial for firms with large portfolios). According to Jennifer, “we can achieve consistent messaging by training our teams what to say, when to say it, and how.”

Once conversion goals are set, it’s also important to report on progress (or lack thereof). Without analysis, apartment companies are forced to guess if their marketing efforts are paying off.
