Subprime soundbite

Think fast.

How can you sound both hip and sophisticated when commenting on the proposed government bailout of the mortgage crisis?

Blame the politicians. Blame the media. Using the terms "hangover" and "panacea".

And look smug. This "subprime soundbite" is from January's Units magazine.

Online leasing at NYC leader

"Rose Associates has fully moved its leasing services online."

Robert A. Scaglion, managing director of residential marketing for Rose Associates, Inc., an early adopter of On-Site in New York City, was interviewed by Multi-Housing News regarding online leasing. Rose is among the largest real estate managers in Manhattan.

"The process begins with the lease application and credit check. In a paper system, those two elements are photocopied and filed or distributed to multiple work groups. With an online service, all the information is accessible across a secure server.

All of this is less costly and more environmentally friendly due to the decrease in paper use and storage of printed files."

The upside of file cabinets being a waste of space is that you have more room to rent out! This notion is not lost on a real estate developer.

So how did Rose choose On-Site?

"It comes down to research and trial to find the right software to work with existing print systems and business operations."

Glad to be of assistance!

Name-your-own-credit-score

We don't rely on traditional credit scores for many reasons:

  • They ignore factors that landlords care about
  • They consider factors landlords do not care about
  • They are subject to manipulation

Today's New York Times illustrates how to cheat the system and raise your credit score by piggybacking on someone else's good record.

This is big business, and a major problem in the mortgage industry, where 1 in 4 loan applications include fraud by way of falsified documents or false credit reports!

You're asking for trouble if you're a landlord that uses FICO or relies on a pre-packaged "risk score" from a resident-screening company. These scores can be gamed, whereas our screening reports are not vulnerable to this sort of manipulation.
